The sun stays on the terrace until the very last minute. Bright apartment in Aldea Blanca, Nueva Andalucía, with open plan living and a west facing terrace overlooking the pool area. Gated community with 24 hour manned security, four pools and rentals permitted.

Behind the terrace doors lies a fully renovated 84 m² apartment in Urb. Aldea Blanca, one of the most sought after residential areas in Nueva Andalucía, Marbella. Two bedrooms, one bathroom and a layout that works equally well for long weekends and extended stays. The 20 m² terrace faces west and overlooks the community’s main pool, beautifully lit as the evening sets in.

Renovated with quality that lasts.
The entire apartment was renovated during 2016 and 2017, and it shows in the choice of materials. The kitchen is by Schmidt with Siemens appliances and an island that quickly becomes the natural gathering point when the home is full. The living room has an open plan layout, ceiling fan and an original fireplace that gives the property a character new developments rarely achieve. Double glazed aluminium windows and awnings keep the temperature even and running costs down all year round.

Considered down to the details.
Two spacious bedrooms with fitted wardrobes and ceiling fans provide room for guests or a home office. The bathroom features a walk in shower with a built in seat, generous storage and an elegant vanity unit. Air conditioning is installed throughout, the electrical system has been updated with a residual current device, and the property has fibre optic connection that handles remote working days without compromise.

The terrace is the extra room.
The 20 square metres facing west are used most of the year in practice. Two motorised awnings take you from full sunlight to a shaded lunch or a sheltered outdoor room in seconds. A water tap and integrated lighting are in place, discreetly built into the design.

Security around the clock, all year round.
Aldea Blanca is a gated community with 24 hour manned security. The complex is among the best maintained in Nueva Andalucía, with four pool areas and large, lush gardens held to a high standard in every season. The community fee is 255 euros per month, which is low relative to what it covers in security, four pools and continuous maintenance of the common areas. The community is professionally managed with stable finances, giving predictable fees and protecting the value of the property over time.

A holiday home that looks after itself.
This is where the property genuinely differs from most others in the area. A staffed service office with two people is on site every weekday, assisting with rentals, tradesmen, cleaning and practical matters on request. The community permits short term rentals from one week and upwards. You can own your home in Marbella from a distance, let it generate income during the weeks you are not there, and still know that someone on site is keeping everything in order.

Everything within walking distance.
A supermarket and restaurants are 50 metres from the entrance, essentially across the street. Centro Plaza, with its popular Saturday market and a wide range of shops, banks and delicatessens, is 350 metres away, around a four minute ‌walk. Puerto Banús and ‌the ‌beach ‌are ‌1.1 km ‌away, ‌roughly fifteen ‌minutes on foot ‌or a few ‌minutes ‌by car. ‌Nueva ‌Andalucía ‌combines ‌a ‌quiet ‌residential setting ‌with fast access ‌to both ‌Marbella ‌centre ‌and San Pedro, and ‌has long ‌been ‌one of ‌the ‌most ‌popular ‌areas ‌in ‌Marbella.
